EMC Talotekniikka group continues restructuring with a new company: EMC Talotekniikka Suomi Oy01.01.2012We have continued to restructure and rationalise Group operations by merging three subsidiaries: EMC LVI-Urakointi Oy, EMC Service Oy and City Sähkö Oy into their former holding company EMC Sähköurakointi Oy at the end of 2011, and renaming the company as EMC Talotekniikka Suomi Oy. This measure jointly incorporates the group’s Building Services Engineering and Technical Services divisions into a single company.
The companies are currently integrating their operations, but there is no need for our business partners to take any measures at this stage. The new company will assume liability for all contractual obligations of the merging companies. The responsible individuals will contact you in the event that ongoing contracts require the consent of both parties to any formal change in the identity of a party. Further information on administrative aspects is available from For advice on Group procurement contracts please contact Please contact the Managing Director for advice on any aspects of contracts concluded by the former subsidiaries. EMC Talotekniikka acquires building automation systems and solutions supplier Arealtec Oy01.12.2011EMC Talotekniikka Oy is increasing and reinforcing its expertise in energy efficiency technologies for buildings by acquiring Arealtec Oy. The automation and system technology expertise of Arealtec will provide effective support in meeting the growing requirement of buildings and customers to operate these systems and manage them according to need. Arealtec Oy will continue operating as an independent enterprise under Managing Director Kari Kumpulainen, a founder-proprietor of the company. The other previous owners, Vesa Kallinen, Jarkko Turunen, Jari Husu, Timo Jääskeläinen and Timo Ruoho, and the rest of the company’s staff will continue working for the company as before. Between them Kumpulainen and Deputy Managing Director Kallinen have more than 50 years of experience working with various systems and products in the building automation business. Kari Kumpulainen believes that EMC Talotekniikka Oy will provide new and stimulating business opportunities for Arealtec Oy to respond to the growing need of building owners to implement challenging comprehensive energy management and conservation projects: “Now we are getting expertise for these projects, especially for technical solutions and pricing in other fields of building technology. We shall continue to assist our current customers with the same reliable quality and service-mindedness as we have always done.” Vesa Kallinen says that collaboration with EMC Talotekniikka will provide fresh challenges for Arealtec Oy and for its capable and motivated staff. “Once this collaboration gets going, there will be scope for growth in other branches of building technology that can benefit from the automation that is the core competence of Arealtec Oy. And naturally the benefit will be mutual.” EMC Talotekniikka Oy Managing Director Kimmo Liukkonen feels that this is a vital business acquisition, because the importance of automation for controlling, monitoring and using buildings is growing all the time due to stricter energy requirements. “This deal brings more expertise into our group, enabling us to provide our customers with an even greater range of technical and financial know-how.” Liukkonen also stresses the importance of Arealtec Oy expertise in a wide variety of automation system brands, and in energy efficiency and LEED reporting. This measure will jointly incorporate the group’s Building Services Engineering and Technical Services divisions into a single company. “The restructuring will help us to meet the needs of our customers more effectively, enabling them to buy turnkey building technology projects from a single operator incorporating pipework, ventilation, electrical installations and other specialised technologies. The group is also preparing to deliver life cycle projects, whereby the supplier assumes responsibility for servicing and maintaining a site for an agreed period,” explains Kimmo Liukkonen, Managing Director of EMC Talotekniikka Oy. The EMC Building Services Engineering division is a dependable and responsible partner for improving energy consumption management in buildings or otherwise building or upgrading the quality and efficiency of a business environment. EMC also provides turnkey building technology, heating and plumbing, air conditioning, pipework and electrical projects, security and telecommunications systems, and technical renovation and remodelling of commercial and office premises and industrial properties – all to the highest standards of quality and cost-effectiveness. Positive progress for EMC Talotekniikka05.09.2011The objective of making EMC Talotekniikka’s operations business-centred as of the beginning of this year was to achieve growth of around 10–20 per cent per year for each of the four business units. It seems that the change of direction was justified, as the order portfolio of each business area has already clearly increased from 2010 levels.
From January to June 2011, EMC Talotekniikka’s net sales amounted to EUR 30 million and the company posted a profit. Net sales for the whole of 2010 amounted to EUR 50 million.
EMC Talotekniikka believes that the number of investments in energy-efficiency and apartment pipework renovation projects will continue to increase despite the current uncertainty. It is possible to serve both building services engineering customers and partners more effectively and more rapidly when they are considered as parts of a whole. “The demand for building services engineering will probably remain high, since building services are the single most important issue influencing the management of energy consumption in properties. With a share of 40%, property remains the largest consumer of energy, ahead of traffic and industry. The sector currently experiencing the fastest technological development is construction,” explains Liukkonen. Order portfolio by business area The order portfolio grew even more than expected during the first six months of the year: in August 2011, the order portfolio totalled EUR 40 million. In comparison, the order portfolio in December 2010 was only EUR 17 million. “We believe that the turn for the better will last, even though there has been an increase in uncertainty lately,” says Liukkonen. The following extensive building services engineering (HVAC and electricity) projects implemented in line with the strategy have had the most impact (more than EUR 13 million in total) on the positive development of the order portfolio: The company landed more than EUR 6 million’s worth of pipework renovation projects. The most significant were located in the Helsinki Metropolitan Area, along with the EMC Emator customer-centred turnkey project in Jyväskylä. Special projects totalling more than EUR 6 million were landed, the largest of which include:
Service business based on service agreements and long-term customer relationships is proceeding as planned, and there has been major growth, particularly due to acquisitions in the Häme Proper region and the Helsinki Metropolitan Area as well as organic growth. Some of the most challenging project management sites have included the Forum shopping centre in Jyväskylä, which was completed this spring, and the projects, still ongoing, for joint-stock property company Jyväskylän Kauppakulma and the Vähälä Logistics Centre, where an extensive terrestrial heat system is being connected to a CO2 system, among other things. EMC Emator comes top in pipework renovation survey30.03.2011According to a recent pipework renovation survey performed by the Finnish Real Estate Management Federation, EMC Emator Oy is clearly the best Finnish pipework renovation company. EMC Emator received the best overall grade in the survey and was also the best company in three of the four areas surveyed. EMC Emator’s poorest result in the survey was a narrow second place. The best grades and the greatest margin when compared to the competitors were achieved by EMC Emator in its adherence to agreed schedules. On a scale of one to five, the company received a grade of 3.96, while the second-best company received a grade of 3.67 and the third-best only 3.07. Furthermore, EMC Emator also reached grades close to four in service quality, forecasting final costs and technical quality of products. 30 years – and always on time EMC Emator has been performing pipework renovation projects for almost thirty years. During this time, the company has completed more than a hundred major projects, in which the number of renovated apartments varied from a couple to several hundred. In these projects, EMC Emator has performed top-class renovations on schedule in thousands of homes. "Naturally, we are very pleased with the results of the pipework renovation survey. In our renovation method, we focus on speed and customer satisfaction. We have been renovating pipework for almost thirty years, and all of our sites have been finished on schedule. It’s great that it was exactly these important issues that were given the best grades in the survey," says Juha Silovaara, division manager of EMC Emator. According to Silovaara, EMC Emator’s excellent grades in the survey reflect reality rather than unfounded reputation. "The survey revealed that our company is not very well known across Finland, and we have never been very keen on advertising. This means that the people who were able to judge how we had done must have had actual experience of our projects." 382 real-estate managers responded to the Finnish Real Estate Management Foundation’s pipework renovation survey at the end of 2010 and the start of 2011. A total of fourteen companies were assessed in the survey.
